NORTH PORT
North Port is one of Florida's fastest growing communities. Although it is the third largest city in land size in the state of Florida, North Port still enjoys the friendliness and convenience of life in a small town. Located in Sarasota County, just south of Venice, it is a great place for retirees who want affordable housing and lots of activities, as well as being ideally located for folks employed all the way from Sarasota to Ft. Myers. North Port is still considered one of the most affordable areas in Florida.
North Port is close to several beaches, yet easily accessible to I-75 and US 41 aka the Tamiami Trail. Shopping is very convenient, including many grocery and home improvement stores, specialty retail, great malls and, of course, lots of restaurants. There are also several beautiful parks and golf courses so you can take advantage of our beautiful Florida weather.
North Port is one of the few Florida cities that still have vacant home sites, many of which are on canals, and most of which are not deed-restricted communities. This means a lower cost of living since you will not have to incur association dues.

PORT CHARLOTTE
Port Charlotte is located in Charlotte County, just south of North Port, between Sarasota and Ft. Myers. Charlotte County provides some of the most beautiful natural settings Florida has to offer, with numerous upland and aquatic preserve areas to explore. Charlotte Harbor includes one of the world's largest protected marine estuaries encompassing 270 square miles with 219 miles of natural shoreline.
Port Charlotte is one of the few Florida cities that still have vacant home sites, many of which are on canals, and most of which are not deed-restricted communities. This means a lower cost of living since you will not have to incur association dues. Port Charlotte tends to offer a broader selection of home sites with city water and/or city sewer available.
Port Charlotte is a great place for water related activities. It is located on the Peace River where boating and fishing are prime past-times. Just a short drive will get you to the gulf beaches of Englewood or Boca Grand for swimming and snorkeling. Shopping is very convenient, including many grocery and home improvement stores, specialty retail, great malls and, of course, lots of restaurants. There are also several beautiful parks and golf courses so you can take advantage of our beautiful Florida weather.
There is a small theater with plays and other shows at the Charlotte County Cultural Center. The Cultural Center also has year round classes on subject such as pottery, mosaic, painting, sewing, dance, computers etc. There are art Galleries across the river in Punta Gorda and is live music at the park on Thursday nights.
With an abundance of cultural, recreational and social amenities and offerings throughout Charlotte County it's easy to understand why this area has attracted the interest of national media like Fortune and Money magazines who have noted its highly desirable qualities of life and written numerous features to that extent and consistently feature Charlotte County & Port Charlotte both, as "a great place to live."

DEEP CREEK
Deep Creek is a deed-restricted community with easy access to I-75, which makes travel to Fort Myers and Sarasota quick and simple, and allows Deep Creek residents to enjoy all that Southwest Florida has to offer. It is a newer community with most of the homes being less than 10 years old.
Most new homes in the Deep Creek area are built near large plots of green land, golf courses and water. In fact, many homes in the Deep Creek community are built on plots with fresh water lakes. The community has a beautiful golf course and many of the homes have magnificent fairway views. Deep Creek was laid out so that most home sites border open space.
Bordering the northeastern edge of the Deep Creek subdivision is the Deep Creek Preserve, a 2000-acre wildlife reserve and park. This area provides miles of walking and hiking trails, and in the future, may even be used for horse trails and camping. The Deep Creek preserve is a beautiful pine forest area that showcases natural Florida in its pristine state, and is a perfect destination for tranquil evening walks. The Deep Creek Preserve is also an ideal setting for bird watching and discovering the many types of flora and fauna native to Southwest Florida.

ROTONDA
Rotonda is a deed-restricted community situated in Charlotte County, FL. It is an unusual subdivision, in that it is shaped like an incomplete wagon wheel. A closed, fresh-water canal system surrounds the outside of the "wheel" and travels inside each of the pie-shaped wedges forming the subdivisions of the development. A protected wetland to the south prevents development of that area. Bald eagles, great blue herons, egrets, and many other birds and animals inhabit the area.
The community contains 8,000 home sites with over 5,000 homes completed and is experiencing rapid growth. Residents are predominantly full-time homeowners and their families, as well as tenants and those who winter in the community.
The home sites have central water and most have central sewer. Rotonda West, Rotonda Sands, Rotonda Lakes and Rotonda Heights are all deed restricted communities so the property values are protected against undesirable construction.
There are six golf courses, including four operated by Rotonda Golf and Country Club and two by Pinemoor Golf Club. Thirty miles of picturesque canals, lakes and ponds wind through the community and offer fishing and boating opportunities for its residents. Clubs, activities, and many volunteer opportunities abound for those who wish to become involved.
Many exotic and beautiful birds call Rotonda West home, as it is a designated Bird Sanctuary. Nearby recreation facilities, beaches, theaters, sporting events, and fine restaurants are available for all.

SOUTH GULF COVE
South Golf Cove is considered a prime boating community. With many canals that lead to Charlotte Harbor, you should be able to easily find that perfect waterfront home site. It is located on the East side of SR771 on the way to Boca Grande from Gulf Cove.
The weather usually stays relatively mild. In the summer, it's not uncommon for temperatures to get into the mid-90's in summer months, but this is tempered by sea breezes from the Gulf. At night in the summer, temperatures quickly drop to the low to mid 70's. Temperatures average 50 - 70 degrees during the winter. On a sunny winter day, it's rare for the temperature to stay below 50 degrees for long.
South Gulf Cove is a deed restricted community with 15,000 lots, over 4,000 of which are on the waterfront. Approximately 55 miles of man-made, navigable canals wind through this community, and make up nearly 1/3 of all canals in Charlotte County. It has over a hundred miles of roads within its boarders.
Located midway between Boca Grande and Port Charlotte, all of the 126 canals within the community lead to Charlotte Harbor via the Interceptor Lagoon, and consequently, the beautiful blue waters of the Gulf of Mexico. While prices for home sites vary from moderate to more expensive, the proximity of the lot to the Interceptor Lagoon does have an affect on the price. The closer the home site is to the lagoon, the more you can expect to pay for it.
South Gulf Cove has become popular with people wanting affordable waterfront and a community with an upscale look and feel. It has a community park with a boat ramp providing for boating access to the non-waterfront property owners. South Gulf Cove residents also enjoy a Yacht Club and a very active non-mandatory Home Owners Association.
South Gulf Cove is also in excellent location to enjoy exceptional golf courses (4 are located within 10 minutes), pristine beaches for sunbathing, shelling or watching beautiful sunsets, and the world-renowned Tarpon Fishing in nearby Boca Grande Pass.
